What to do right now, before we arrive.

Catch the waterA bucket, a tarp, towels. Anything that prevents further damage to floor, ceiling or belongings. If water drips near electrical fittings, switch off that group first.
Photograph the sourceThe drip inside (ceiling, wall) and, only if safe, the roof from the ground. Send the photos on WhatsApp.
Move valuablesElectronics, paperwork, art. Out of the affected area, even if the leak seems to have stopped: many leaks return with the next shower.
Do not climb the roof yourselfRoofs in residential streets are high and wet tiles are slippery. We bring our own ladders and fall protection.
Notify your insurerReport the damage to your home insurer (opstalverzekering) as soon as possible. We can provide an English-language report afterwards.

Our approach

Two-step repair: emergency cover first, definitive repair after.

In an emergency we are on site within 24 hours to contain the leak: a tarp, temporarily replaced tiles, a lead patch over damaged flashing, whatever the situation needs. The aim is to stop the water straight away.

The definitive repair is planned afterwards, in consultation. By then we have inspected calmly, found the underlying cause (a leak you see indoors often starts metres away on the roof), ordered the right tiles or materials and prepared a written fixed-price quote.

This avoids two common mistakes: blind patching that misses the real cause, and a rushed permanent repair with materials that do not match your roof. Methodical first, fast where speed matters.

English documentation for your insurer.

Dutch home insurance (opstal- and inboedelverzekering) usually asks for written evidence of the damage and the repair. On request we provide our inspection report with photos and a technical description in English, alongside the Dutch version.

Common causes

Where roof leaks usually come from.

A leak almost never starts where the water shows up inside. Water follows the path of least resistance, sometimes metres along beams or panels before it drips through.

Displaced or broken tiles

Storms shift tiles, frost cracks them, moss lifts them. One loose tile can let in a lot of water in a single downpour.

Cracked lead flashing

Around chimneys, dormers and roof windows. Lead moves with temperature, sealant ages, hairline cracks appear.

Blocked gutter or downpipe

Not strictly a roof leak, same symptom: water overflows and runs behind the wall into the cavity.

Aged bitumen or EPDM

Flat roofs develop blisters or open seams over time, especially around outlets and upstands.

Faulty roof penetration

Vents, pipes or solar-panel mounts. The seal around the penetration is often the weakest point.

Condensation

Not a real leak: a poorly ventilated roof causes damp patches in the attic without a hole in the roof. We check this before any repair.

Many Dutch home insurance policies (opstalverzekering) cover sudden roof damage from storm, hail and lightning. Many policies speak of a storm from wind force 7. Gradual leaks from wear or a maintenance backlog are usually excluded.

How quickly can you actually arrive?

Is there a call-out fee?

The first assessment is free. You pay for the temporary cover and the definitive repair. If emergency work costs extra, you hear that before we start. No surprises afterwards.

What should I do before you arrive?

Catch the water with buckets or plastic sheeting. Switch off the electricity for that room at the fuse box: water and current is a fire hazard. Take photos for your insurer, of the damage inside and of anything visible on the roof from ground level. Send the photos with your address on WhatsApp.

Will my insurance cover the repair?

Sudden damage from storm, hail or lightning is often covered. Gradual leaks from wear or missed maintenance are usually excluded. Our written report records the cause. What is covered depends on your policy.

Do you handle insurance correspondence in English?

Yes. We provide our report in English alongside the Dutch version your insurer needs. With your written consent we can also explain the technical details to your insurer directly.

What if you cannot fix it immediately?

For an active leak our first job on site is always a watertight temporary fix: tarpaulin, sealant or a lead patch. The definitive repair follows at a planned time, once we know the real cause and have the right materials.
